{"id":152,"date":"2024-05-16T13:37:44","date_gmt":"2024-05-16T12:37:44","guid":{"rendered":"https:\/\/journalists.org.uk\/libby-griffiths\/?p=152"},"modified":"2024-05-16T13:48:16","modified_gmt":"2024-05-16T12:48:16","slug":"student-accommodation-prices-soar-in-newcastle","status":"publish","type":"post","link":"https:\/\/journalists.org.uk\/libby-griffiths\/2024\/05\/16\/student-accommodation-prices-soar-in-newcastle\/","title":{"rendered":"Student accommodation prices soar in Newcastle"},"content":{"rendered":"\n<p><strong>Students across Newcastle and surrounding areas have seen an increase in rent prices and a lack of affordable options for student accommodation following the announcement of the demolishment and redevelopment of Castle Leazes.\u00a0<\/strong><\/p>\n\n\n\n<p>Newcastle-based estate agents, Seekers (formerly Walton Robinson), have reported that <a href=\"https:\/\/seekersproperty.co.uk\/news\/archived-updates\/newcastle-student-landlords-see-rents-soar-for-2022-2023\" target=\"_blank\" rel=\"noreferrer noopener\">rental costs for student landlords have experienced significant growth<\/a>, reaching record peaks of over 21% for the 2022\/23 academic year.&nbsp;<\/p>\n\n\n\n<p>Seekers anticipate rental prices to continue rising throughout the next letting season, having let 76% more properties than during the same period last year.&nbsp;<\/p>\n\n\n\n<p>Average rental increases are close to 5%, which has resulted in a knock-on effect on sales prices, especially for multi-occupancy homes.&nbsp;<\/p>\n\n\n\n<p>One property saw a rental increase of 21% located on Mowbray Street in Heaton, and another of 20% in Heaton Grove. &nbsp;<\/p>\n\n\n\n<p>In comparison to the prior year, the landlord&#8217;s income for 2022\/23 has climbed more than ever before, according to the student rentals and property management firm.&nbsp;<\/p>\n\n\n\n<p>General Manager of Seekers (formerly Walton Robinson), Amy Gibson, said in the report:&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cA key factor to a landlord achieving a higher rental income is ensuring that properties are consistently kept to a high standard.\u201d\u00a0<\/em><\/p>\n<\/blockquote>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cAt Walton Robinson we work very closely with landlords to ensure that this is happening and can offer a number of services assisting with the process from start to finish.\u201d\u00a0<\/em><\/p>\n<\/blockquote>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThe increased demand of supply shows that now is the time to make these improvements in order to drive the rents upwards.\u201d\u00a0<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>See more from the report issued by Seekers, <a href=\"https:\/\/seekersproperty.co.uk\/news\/archived-updates\/newcastle-student-landlords-see-rents-soar-for-2022-2023\" target=\"_blank\" rel=\"noreferrer noopener\">here<\/a>.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"576\" src=\"https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-1024x576.png\" alt=\"\" class=\"wp-image-153\" srcset=\"https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-1024x576.png 1024w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-300x169.png 300w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-768x432.png 768w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-1536x864.png 1536w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image.png 1600w\" sizes=\"auto, (max-width: 706px) 89vw, (max-width: 767px) 82vw, 740px\" \/><\/figure>\n\n\n\n<p>A spokesperson from My Property Box, said:&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cI think you\u2019re better off, and it\u2019s more affordable, to live in [student] housing. I think [student] accommodation is overpriced, personally.\u201d\u00a0<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>My Property Box handles \u201ca few hundred\u201d student properties in Newcastle and surrounding areas. They say the most sought-after housing areas for students are in Jesmond and the City Centre.&nbsp;<\/p>\n\n\n\n<p>Tegan Carrier, Branch Manager at My Property Box Ltd, said:&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThere is always such a high demand and not enough properties to accommodate every student. Students want certain groups; 3 and 4 beds are the most popular.\u201d\u00a0<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>Out of the few hundred student properties My Property Box manage, the average cost of rent per week&nbsp;is \u00a3135. &nbsp;<\/p>\n\n\n\n<p>Last year, the same property cost \u00a3115 per week.&nbsp;<\/p>\n\n\n\n<p>The cheapest option available from My Property Box Ltd is priced at \u00a395 per week. &nbsp;<\/p>\n\n\n\n<p>In September, when they re-market all the properties, rent prices will increase again due to the increasing demand for the housing market, particularly for students.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"768\" height=\"1024\" src=\"https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-3-768x1024.jpeg\" alt=\"\" class=\"wp-image-155\" srcset=\"https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-3-768x1024.jpeg 768w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-3-225x300.jpeg 225w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-3-1152x1536.jpeg 1152w, https:\/\/journalists.org.uk\/libby-griffiths\/wp-content\/uploads\/sites\/23013\/2024\/05\/image-3.jpeg 1200w\" sizes=\"auto, (max-width: 706px) 89vw, (max-width: 767px) 82vw, 740px\" \/><figcaption class=\"wp-element-caption\">Image taken at Castle Leazes, Image Credit: Libby Griffiths<\/figcaption><\/figure>\n\n\n\n<p>Following the closure of Castle Leazes over the summer, with huge redevelopment plans in a \u00a3250m partnership scheme with Unite Students, many wonder how the universities will keep accommodation affordable amidst the cost-of-living crisis.&nbsp;<\/p>\n\n\n\n<p>Nick Collins, Executive Director of Finance at Newcastle University, said:&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cRoughly two-thirds of first-year undergraduate accommodation is provided directly by Newcastle University, one of our key objectives is to make this promise to our students.\u201d\u00a0<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>While \u201ctrying to maintain a level of discount to the wider city\u201d Newcastle University will ensure affordability when marketing accommodation options.&nbsp;<\/p>\n\n\n\n<p>Collins discussed how student&nbsp;accommodation options correlate to the age of the buildings. A welcoming and inclusive future: The UK should be an amazing place for international students to work and study.\u201d&nbsp;<\/p>\n\n\n\n<p>\u201c5.
